Living room $95 to $140
Usually 260 to 380 sq ft in houses around here. The biggest single line on nearly every quote, and the one people underestimate by half when they guess.
Primary bedroom $72 to $95
190 to 250 sq ft. We clean under the bed if it will lift, and we will tell you if it will not rather than pretending we got under there.
Secondary bedroom $50 to $68
120 to 180 sq ft. Two of these together is still usually cheaper than one living room.
Hall and landing $28 to $50
60 to 120 sq ft, and dirtier per foot than anything else in the house because every trip through it lands in the same eighteen inches.
Basement family room $85 to $150
Wildly variable. Also the room most likely to have a moisture problem underneath the carpet, which we will point out and will not charge you to find.
Staircase $3 a tread
Thirteen treads is $39. A turned staircase with a landing counts the landing as floor. This is the only thing in the house not priced by area, because it is the only thing where the area has nothing to do with the work.
Sofa, three seat $85
Upholstery is priced per piece. Loveseat $65, armchair $40, dining chair seats $12 each. Leather is not our trade and we will say so.
What adds to it
Heavy furniture that has to be shifted and blocked, $15 a room. A second flight of stairs to carry hose up, $20. Pet treatment on a spot we can actually reach, $25. Nothing gets added on the day without being said out loud first.
Pace the room heel to toe and multiply. That gets you within a few dollars of what we will say.
